The manager. An OSC-registered Exempt Market Dealer that runs the fund, underwrites every mortgage, and handles the oversight, audits, and reporting. Managing capital since 2012.
The investment. A Mortgage Investment Corporation (MIC) that pools capital from investors like you and lends it out as mortgages secured by Canadian residential real estate.
The idea. You become a shareholder in a diversified pool of mortgages. Borrowers pay the interest, and that income flows back to you as quarterly distributions. You’re the lender, not the landlord.

Yes. Like any investment, an investment in the Fund involves risk, including the possible loss of some or all of your principal. It is not guaranteed and is not insured by the CDIC. That said, every dollar is secured by registered mortgages on Canadian residential real estate, with a conservative average loan-to-value of 69% intended to help protect capital. The full risk factors are described in the Offering Memorandum.
This is a longer-term investment, not a savings account. Shares have a one-year closed period; after that, you may request a redemption with 90 days' notice on your anniversary date, subject to the terms and restrictions in the Offering Memorandum. There is no public market for the shares.
Distributions are paid quarterly. You can receive them as income, or reinvest them automatically through our DRIP to compound your return over time.
Class A shares carry a management and administration fee of 1.37% per year. The returns we quote are net of fund fees. Full fee details are set out in the Offering Memorandum.

The Fund is offered only to Accredited Investors as defined under National Instrument 45-106. The minimum is $5,000 for accredited individuals ($150,000 for certain non-individuals). Shares are eligible for RRSP, TFSA, RRIF, and LIRA accounts.
100% residential mortgages, primarily in the Greater Toronto Area — a mix of first (about 70%) and second (about 30%) mortgages, with short terms of 12 months or less to keep the portfolio responsive to changing conditions.
